The camera sees everything. Therefore, you need to make sure your listing is in the best possible condition when being photographed. Based on past experiences, RGA Media has generated a guideline to help the homeowner prepare for their photo session.
Exterior Preparation:
- Cut grass and remove clippings.
- Trim, prune, all trees, shrubs, or other bushes.
- Add flower arrangement to front entrance.
- Place garbage cans inside garage.
- Remove any outdoor toys or other clutter.
- Remove alarm company or other security sign from lawn.
- Clean all walkways and driveways.
- Straighten all lawn furniture (open umbrella).
- For twilight images, makes sure all outdoor lights are in working order.
- Remove any lawn equipment (mowers, rakes, shovels) and neatly wrap or remove all garden hoses.
- Do not leave any vehicles parked on the driveway or in front of the house.
- If a pool is present, make sure water is clean and clear. Remove all pool toys.
Interior Staging:
- General requirements:
- Sweep all floors and vacuum all carpets.
- Dust all furniture.
- Straighten curtains and open shades or blinds.
- Turn off all ceiling fans.
- Remove Fido’s water and food dishes, bed, and toys.
- Clean windows, mirrors, and all other glass items.
- Remove books or magazines from tabletops.
- Lighting:
- Make sure all light fixtures are working properly.
- If possible, make sure all light bulbs are the same type for consistent lighting.
- Turn on all lights 5 minutes before scheduled shoot to give ample time for warm up.
- Kitchen:
- Remove all clutter from refrigerator surface (magnets, artwork, fingerprints).
- Clear all items from counter-tops (coffeemaker, toaster, blender).
- Store away all cleaning supplies.
- Hide garbage can.
- Dining Room:
- Straighten table and chairs.
- Set table with formal dishware, glassware, and utensils or add a low profile floral decoration to center of table.
- Living/Bonus Rooms:
- Turn off computer and TV screens.
- Remove any extensions cords that are visible.
- Remove personal items (pictures, artwork, and paperwork).
- Bedrooms:
- Make sure beds are made.
- Remove any personal items from dresser tops.
- Remove any throw rugs that break up the flooring.
- Hide garbage cans.
- Bathrooms:
- Clean mirror.
- Straighten towels on towel rack.
- Remove garbage can.
- Remove clutter from counter including personal items.
- Closets (walk in only):
- Straighten all clothing items on racks.
- Remove all clothing, or other items from floor.
